I AM A REMOTE WORKER & I WISH TO RELOCATE TO COSTA DEL SOL, WHERE DO I START?

Relocating to Spain now couldn´t be easier, especially as a remote worker. The best way to start is to decide the area you would like to relocate to. If you don´t know the area, then visit us on our Discovery Experience which is our specialised trip to discover the different areas of the Costa del Sol. It is important that you have a list of must haves which are essential to your lifestyle when selecting an area. We can then organise the trip to include everything that ticks all the boxes for your new life in Spain.

I WANT TO PURCHASE AN OFF PLAN PROPERTY, HOW DOES THE BUYING PROCESS WORK?

The buying process is very straightforward for New Development property purchase:
Decide on the property you would like to purchase.
Place the deposit of either 6000€ or a percentage asked by the developer.
This will be held in a client escrow account.
In 30-45 days( depending on the developer payment plan) a further 20% ( less the deposit) is usually paid when you sign the Private Purchase Contract.
The payments are then scheduled throughout the build of the property with the last payment being a percentage which can either be paid in full or mortgage.
It is important to know that by law in Spain now, ALL developers must have bank guarantees.
Purchasing off plan property is not as it was before so every single payment made to the developer is guaranteed by the bank, thus giving complete peace of mind.

CAN YOU PROVIDE ME WITH A LIST OF PROPERTIES FOR PURCHASE?

Of course! Once you have decided you want to visit the Costa del Sol, we will have a list of properties which have been hand selected according to your budget, needs and requirements. This will be a favourites list which we have gone through in detail beforehand, selected from a larger number of properties and prepared before you travel. This will save time once you are here as all the viewings of the properties will be arranged, therefore giving you time for your much needed holiday time!

CAN YOU HELP WITH SOURCING SCHOOLS FOR OUR CHILDREN?

This is one of our specialties, we will send you information on the best schools on the Costa del Sol, depending on your specific requirements. These can be state schools or private schools. The education system is excellent here with many to choose from.

HOW DO I OBTAIN ALL THE NECESSARY DOCUMENTATION TO PURCHASE A PROPERTY?

Our team of lawyers will guide you through every step of the process.
We will take the stress out of all the documents needed and procedures such as the N.I.E number which is your identification number required when purchasing in Spain, opening a Spanish bank account, information on types of mortgages and purchase taxes etc.

CAN I GET A MORTGAGE?

Yes of course, just as in your own country, there are certain requirements in obtaining a mortgage. In Spain, usually for non-residents it is 60%-70% LTV ( Loan-to-Value ) whereas a resident can usually obtain an 80% mortgage.

DO I NEED A VISA? IF SO, WHAT TYPES OF VISAS ARE THERE?

Depending on your nationality and work requirements there are various types of Visas to choose from, we have chosen 2 of the common ones to discuss here:

1.GOLDEN VISA- For any non-Schengen nationalities, the Spanish Golden Visa programme offers a real estate investment route to gaining residency in Spain. A real estate investment of 500.000€ must be made in residential or commercial property to qualify. ( Contact us for the full information on the Spanish Golden Visa )

2.ENTREPRENEUR VISA- An entrepreneur visa or Start Up visa, is a newly created visa in Spain. This kind of visa allows foreigners to come to Spain and start an emerging business here. ONCE I HAVE PURCHASED, CAN YOU ORGANISE INTERIOR DESIGN?

Definitely! This is the best part of the purchasing process! You now have the keys to your new home and wish to decorate and furnish to your taste. We work with the best interior designers in the business. Most importantly, they will work with you every step of the way and to your budget. This can be for furniture packs if the property you have bought is for investment and to rent out or indeed for your own use.
*It is worth noting that interior design and furniture will have to be ordered at least 3 months before completing on your property because of lead times in ordering and delivery of the furniture etc.
