QUIERO COMPRAR UNA PROPIEDAD SOBRE PLANO, ¿CÓMO FUNCIONA EL PROCESO DE COMPRA?

The buying process is very straightforward for New Development property purchase:
Decide on the property you would like to purchase.
Place the deposit of either 6000€ or a percentage asked by the developer.
This will be held in a client escrow account.
In 30-45 days( depending on the developer payment plan) a further 20% ( less the deposit) is usually paid when you sign the Private Purchase Contract.
The payments are then scheduled throughout the build of the property with the last payment being a percentage which can either be paid in full or mortgage.
It is important to know that by law in Spain now, ALL developers must have bank guarantees.
Purchasing off plan property is not as it was before so every single payment made to the developer is guaranteed by the bank, thus giving complete peace of mind.

¿CÓMO OBTENGO TODA LA DOCUMENTACIÓN NECESARIA PARA COMPRAR UNA PROPIEDAD?

¿PUEDO CONSEGUIR UNA HIPOTECA?

Sí, por supuesto, al igual que en su propio país, existen ciertos requisitos para obtener una hipoteca. En España, por lo general para los no residentes es 60%-70% LTV ( porcentaje de financiación) mientras que un residente por lo general puede obtener una hipoteca del 80%.

¿NECESITO UNA VISA? SI ES ASÍ, ¿QUÉ TIPOS DE VISAS HAY?

1.GOLDEN VISA- For any non-Schengen nationalities, the Spanish Golden Visa programme offers a real estate investment route to gaining residency in Spain. 2.ENTREPRENEUR VISA- An entrepreneur visa or Start Up visa, is a newly created visa in Spain. This kind of visa allows foreigners to come to Spain and start an emerging business here. UNA VEZ QUE HAYA COMPRADO, ¿PUEDEN ORGANIZAR EL DISEÑO DE INTERIORES?

Definitely! This is the best part of the purchasing process! You now have the keys to your new home and wish to decorate and furnish to your taste. We work with the best interior designers in the business. Most importantly, they will work with you every step of the way and to your budget. This can be for furniture packs if the property you have bought is for investment and to rent out or indeed for your own use.
*It is worth noting that interior design and furniture will have to be ordered at least 3 months before completing on your property because of lead times in ordering and delivery of the furniture etc.
